To be fair, we can talk about all the factors you should avoid altogether but you may realise after avoiding all these factors, you may have left with no suitable units to even consider, and then 1 year down the road, realise that whatever you could afford initially have all appreciated in their value to leave you with a smaller plot or a less desirable locations.

Landed homes are unlike condo and apartments where you have good supply line, or if the unit of level 10 is no longer available, you can look for lower levels or higher levels, or perhaps another stack. There is only about 70k+ landed homes in Singapore, of which these includes strata landed and leasehold landed (including those with less than 10 years lease).

From my last 15 years of experience dealing primarily with landed homes, the most important thing a buyer need to do is to get onto the ground and start viewing the houses available based on the comfortable price range to see what are the options available, and most importantly understand the ground prices before you start eliminating options, or compromise on certain aspects if there is no suitable options.
