Hi Mr. Loyal,

Once you received grant, you are considered as 2nd timer when buying new EC or apply for BTO.

When you buy condo or resale EC, you will need to pay ABSD as this shall be your 2nd property in SG, unless you dispose your HDB within 6 mths.

Additional buyer's stamp duty will be payable in the event that you decide to hold on to your HDB and purchase a private property including a resale EC.

If you are thinking of applying for a new EC, you will be considered as second timer because you had enjoyed a subsidised flat before (housing grant of $30k). If you are looking at new EC, we have to act fast because the supply is diminishing at a fast rate.

Probably we can meet up over a cup of coffee and discuss and explore your options before proceeding further especially you own a resale flat for 12 years. It could be best to do up a detailed financial plan first.
