My BTO flat have reached MOP.
I'm eyeing for this EC that was built in 2018 ( under special approval to sell)
but was told I need to pay the resale levy.
1. If this EC have reached MOP (5 YEARS) period do I still need to pay the levy if I purchase this house.
2. If I bought a resale hdb flat instead, do I need to pay a resale levy if I wanted to buy an EC in future ?

Hi,

1) An EC reached MOP will consider as private residences to SC & PR if resale in the open market. Thus should not need to pay any resale levy.
Resale levy only applicable to subsidized flats. Thus new launch EC has to pay a resale levy. However, if this EC is buying directly from the developer, you will have to pay the resale levy.

2) You already enjoyed a subsidized flat from the government. No matter when you apply to purchase another subsidized flat, you will still subject to the resale levy.

Dear Sir/Mdm,

For EC under MOP, it is considered as a new EC and therefore the resale levy is payable. I would not recommend you purchasing such a unit as you would be paying a higher price as compared to all your neighbours who bought previously. Buying a brand new EC would be a better option.

Once the EC has reached the MOP mark, you can purchase without the need to pay resale levy and also you can purchase under a single name instead of purchasing under a family nucelus.

Resale flat does not attract a resale levy but do note that if you were to purchase a BTO or a brand new EC in the future, resale levy is still applicable and the amount is based on your current flat.

Hi,

As the EC is sold within MOP period with special, all EC eligibility conditions will apply hence a resale levy will apply as well. Alternatively you can wait until the official MOP is met before purchasing to avoid this resale levy. Your loan amount can also be potentially higher since MSR of 30% will no longer apply.

The rationale of resale levy is so that anyone who gets a 2nd subsidized flat or new EC , will have a resale levy applied to them, so to discourage speculation. Subsidized flat includes new BTO bought direct from HDB, resale flat with grant or new EC.

Hence so long if you buy any of the subsidized flat category next time, as a 2nd subsidized flat, the resale levy will apply and its in the form of cash. Alternatively you can consider resale EC or private property instead which sometimes may turn out to be the better option in terms of finances.

Resale levy is applicable if you were to buy another subsidies housing ie BTO / EC.. if you buy resale EC/HDB now, you dont have to pay any levy, but in future if you were to get another EC / BTO, yes, you need to pay levy.. EC with approval to sell need to fulfil the EC eligibility as per buying new EC frm developer, hence need to pay resale levy.. Hi,

As the EC you're eyeing is TOP in 2018 and still within the MOP, those who purchase it will need to fulfill all eligibility conditions, including resale levy for second-timers.

You could either:
1) wait for the EC to meet the MOP to purchase a unit there without resale levy, or
2) purchase another EC or private condo that resale levy is not applicable.

If you were to purchase a resale HDB flat, you will need to meet a fresh 5-year MOP before you can purchase another property. If you're planning to purchase a brand new EC direct from the developer after you have met the 5-year MOP of your resale HDB flat, the resale levy will still applicable.
