When is too late to engage a buyer agent? We've viewed a house and made offer. However, the price negotiation is not moving anywhere. I'm thinking of engaging my own buyer's agent. I was told by the seller's agent that I have to pay the buyer's agent myself, instead of sharing the commission with the seller's agent. Is that true?

Good morning,

Are you looking at HDB unit or private property? If you are looking at HDB unit, buyer will be paying their agent the required commission. However, if you are looking at private property, the normal practise is that your agent will share the commission with the seller agent. However, there are cases where the seller does not pay the agent well enough to allow the sharing of commission. That's where the buyers need to pay their agent the commission should they choose to settle with the particular unit.

If you are referring to HDB case, it is quite straightforward where industry practise is that buyer and seller each pay their respective appointed salesperson.

If you are referring to private property purchase, it is true that usual practise is that both seller and buyer salesperson share the commission. Nevertheless, at the stage of your negotiation, it could be very tricky to introduce your salesperson for negotiation.
