Dear Sham,

No two apples are the same. Even twins do have different charateristic and behaviours.

Both are EC, but it also depends on what price the developer bid the land at? This will lead to different launched price. Whitewater might has appreciated over the years and being resale, it also depends what asking the owner wants to sell at. What profit the owners wants?
