If my sister and I (both are PR) own oversea properties in Malaysia, may I ask:
1. Are we eligible to buy private condo / resale EC?
2. What is the BSD and ABSD rate if we buy a private condo / resale EC which cost 650 K? Are we consider buying 1st residential property ?

Thank you for your question.

Yes, as SPR both of you will be eligible to purchase private residential properties in Singapore, including resale ECs that have turned 5 years or older.

Buyer Stamp Duty is at 3% - $5,400 while Additional Buyer Stamp Duty is at 5% of the purchase price, given that you are looking at the price range of $1m or below. Do also take note that at $650k, there is extremely limited options available and is likely to be a 1 bedroom unit.

Yes both of you are eligible to purchase a private condo or resale EC that is at least 5 years old and above (MOP fulfilled) as your first residential property in Singapore but do take note that ABSD of 5% as SPR will be applicable on top of the buyer's stamp duty of estimated 3% to 4% of purchase price.

With your budget set at $650k, will you be okay with a studio or 1 bed?

Hi Qiu Pei,

Yes SPR can purchase resale EC / private property. Overseas property are not counted, so this resale EC / private property purchase will be considered your 1st property. The stamp duty rate will be 3%+5% , so based on 650k, there will be a total stamp duty payment of 46.6k.
