Hi,

It will be better to engage an agent first to work out the financials and understand your requirements, and narrow down the search to find suitable units so your time is spent more meaningfully. You can understand the resale process and timelines better and do better planning. We will also nego a good price and point out the pitfalls while house hunting. Prons:
1) I know the purchase procedure well so i can prevent you from getting into potential lawsuit if you commit mistake when you DIY
2) I will arrange viewings for you according to your requirements so you just need to be present to view your units. Your precious time can be used on other matters.
3) I will advise you what is the right offer supported by past transactions and estimated valuation so you wont offer over valuation.

The only and one con buyer usually feel:
1) commission

I personally feel that commission should always be secondary if you are able to afford it. For a professional that will always act in the best interest of my clients, treat each and everyone as a friend providing my truthfully advice, I believe you will be in my good hands.

Hi buyer,

There won't be much of a point to study and get yourself familiar with the resale process, because you're only going to do it once, twice, and probably not more than that in your life.

Engage an agent, and the benefits (including monetary) would probably outweigh the agent fees you need to pay.

It is recommended that you engaged a knowledgeable and experience agent to assist you in the home hunting process. These are the reasons why:

1. An agent will be able to analyse the price for you and ensure that you do not overpay for a unit.

2. Your interest will be safeguarded as the agent is a neutral party and will be able to point out the potential flaws in the unit for example leakage from ceiling etc which may be overlooked by you.

3. It will be a fuss free and seamless process as the agent will guide you through every step of the transaction.

The only downside is the 1% agency fee which will be outweigh by the money you can save off the purchase price as the agent will negotiate and ensure that you purchase at fair price.
