Being a new Agent and not having good support from my manager, I have failed to sell my client unit at EA unit at Bukit Batok. Even though we have been offered $58K above valuation, due to my lack of skill in convincing my client to accept it, my client made me wait for higher offer that never came. Now the valuation is over and now I felt that its my incompetency that result in the delay in selling. How do I go about after this?

Hi,

Firstly, do not be so hard on yourself. Everyone starts out a as a novice, and I'm sure some of us, including me, screwed up big time when we were new.

Secondly, not being able to sell the EA may not be entirely your fault. You may fail in convincing the seller to sell, but it is also the seller's fault for being greedy and wanting more.

If you are still marketing the EA, do talk to your client to let them know the market price (advise them a good selling price and stick to it). In fact, I feel the sellers should know the grim reality now that they missed a good offer and they need to spend money for a new valuation.

"How do you about about after this?" I think this is a great learning experience for you, the seller, and all of us here. There are always setbacks, even for experienced agents. Being an agent is a long term job; you will get better and wiser. Also, in the future when you become a manager, you will know how not to follow the footsteps of your current manager, and will give those under you good guidance.

Don't be disheartened. U are off to a good start actually. What u need is experience which is more than what the support which your manager can offer temporarily.
