Hello.
We are expats and we currently moved into a condo. It's been nearly 2 months now.
As per TA agreement, there is a clause for 1 month warranty defects. However, the agent/landlord will not repair the defects despite being under the warranty period. They would not answer our calls, let alone answer our messages. They would only answer when they have something to tell us, such as when the new curtains will be arriving (we had no curtains till now). When asked about our defects, no answer again. When we call, they would msg back saying they are unwell.

How can we handle this situation? The agency is not a big firm, just a husband and wife company. There are v serious problems such as the kitchen drainage chocking/flooding which were pre-existing conditions prior to move in. How can we get them to fix? Moreover, they would not disclose the landlord's contacts. Even the TA is under the agency's address.

Hi, you can reach out to the agent to request for them to rectify the issue, and if they are still unwilling to assist in your situation or worst still you feel that you want to make a complain ,you may approach the CEA to do so. However, do speak to the agent first to let them know your concern.

    They do not answer our concerns. When we call, they are always "unwell" so cannot attend to the call.
Try contacting the CEA to lodge a complaint against the agent and to seek for their advice too.

Try complain the agents to CEA if you think the agents has been unreasonable in their job or their " lame " excuses of not doing their reasonable job once you moved in and they are paid by the landlord already . Some agents who lack in good conscience will only eat back their " lame excuses" of having " no time for this and that,... Once CEA start to investigate them and question their agency , their " no time" to settle problems " suddenly become " have time " and suddenly become RESPONSIVE ,.... ( I can't speak for others , this is from my own experience as a agent dealing with NON RESPONSIVE , " lame excuses / No time agent to settle issues properly co-broke agent ,.. )

PLEASE Fight for your reasonable basis :) , don't allow yourself to be " bullied" unreasonably

Did you verify the owner's identity for these? Give a notice to the landlord via the agent proper to indicate that there has been no response from landlord on the required repairs, and you will proceed to do the necessary repairs and have the repair cost deducted from the next rental payment. Get a lawyer to assist with this.
