Between a 500k 13 year old resale hdb and a 900k 20 year old 99year leasehold condo roughly the same distance to MRT, which is a better buy for capital retention? (both properties in the west, in similar type of location)

Hi,

(1) In general, private property appreciation is about 3 times of HDB. This is of course in comparison of the same size and tenure.

(2) Private property has a potential of En-bloc, whereas most HDB does not have potential of SERS.

Hi, moving forward, a HDB flat is not considered as an investment for capital appreciation.

I find it highly incomparable as they are 2 different classes of property to begin with.

From investment perspective, a private property has more potential in a booming cycle over HDB, since HDB is a public residential project of the government of Singapore for Singaporeans and they need to act to keep it affordable, while private property will be affected more in a down cycle, therefore key consideration is what do you intend to do with this asset over a period of time.

I'd probably choose to purchase a resale HDB, if I have plans to sell within a period of 5 years as my outlay is certainly lesser than that of a private property. The difference in terms of returns is likely quite similar considering 5 years down the road, but I definitely have higher fluidity in cash since my outlay is lesser than that of a private property.

Therefore before we are able to answer you more accurately, we need to understand more in terms of your plans. Also, comparisons between the 2 property types is highly challenging due to the differences in class.
