Can there be more than 2 owners to an apartment (HDB/Condo) ?

For example if 2 family units decide to live together in a 4 or 5 bedder condominium. Maybe a certain % ownership pre agreed ownership
Besides the downpayment, can the 2 family apply for a housing loan for the same condo?

Hi,

Yes its possible for more than 2 owners to own the same private property unit. As long as they are owners, they can also be borrowers for the home loan. The bank will factor in the borrower's age, income and any debt obligations when assessing how much loan is workable.

For condo, it is definitely possible because you can purchase the property under the tenancy in common. You can decide the respective shares in the property and contribution from the onset. As for the loan, the owners can apply for the loan and their income can be use to support the loan.

Hi Chan,

1) There are 2 types of ownership to a property title deed.
(a) Joint Tenancy: All owners have an equal share in the property. The rule of survivor applied.
(b) Tenancy-In-Common: All owners will distribute the property according to their private agreement. This share distribution will be clearly spelled on the title deed on how much each individual owner owned.

2) If there are 2 families who decided to purchase a single property, the 1(b) type will be mostly applied. So that each owner has the free will to decide who to inherit his share in the future.
3) As a single property cannot divide equally between each owner when there is a dispute. It is best to sell the property and distribute the sale proceeds according to the amount of share each owned.
4) All owners of the condo can apply for a housing loan according to their TDSR assessment on their combined income and the value of the property together.

Yes, it is possible to have more than 2 owners for a property, be it a HDB flat or a condo. There is no law that restricts the number of owners.

There are 2 manner of holding:
1) Joint Tenancy, where all owners have a shared, equal interest in the property.

2) Tenancy-in-common, where each owner hold a fixed agreed percentage ownership of the property.
