Hi,

Is your daughter below 21 years old? And the property held on trust for her or under her sole name (if she is 21 years and above)? If its held via trust for her, you have to look at the trust deed to see if its viable. If she is above 21 and legally owns the property, you have to initiate the procedures and she has to sign and agree on the sale to you.

Hope the above clarifies. I am well-versed with HDB and private property transactions, having helped more than 100 homeowners transit smoothly with their housing plans. Please reach out to me at 97432395  for a more in-depth discussion :)

May I have more info on your requirements so as to make better recommendations? Thanks and looking forward to chat more

    Hi,

Yes you have to pay the buyer stamp duties on the market value of the unit. If she has utilized CPF for the property, you need to refund this amount plus the accrued interest to her CPF OA. If she held the property less than 3 years, seller stamp duties apply as well. Legal fees approx 5k to 6k since two law firms needed. No GST applicable. I can link you up with my law firm contact who can assist with the necessary.

Thanks Ivan for replying, my daughter is above 21 yrs when I bought the condo. Can share roughly how much the procedures to transfer the unit? Am I subjected to stamp duty, GST, other text?
Hi, usually it purchased under trust or normal purchase ? If it is under normal purchase it is possible to transfer it back with approval from your daughter.

Hi,

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, if it is under normal purchase and not under Trust, then you just need your daughter’s approval and proceed to consult a law firm will do.

Aaron, thanks for your reply. It was a normal purchase then, my daughter is above 21 yrs. You mentioned I can just engage a law firm to transfer back to my name, do you happen to know what cost will I subject too? (GST, etc)
Did you buy under trust or under your daughter's name who is already 21 years old back then? If it is not purchased based on trust, then this property can be transferred to your name.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore.
