Hi,

Recent transaction at Blk 609 Level 1 to 3 3-room 67sqm sold at $380k in Apr 2024. As your unit is of higher level, it should be able to fetch between $390k to $440k range, depending on actual unit size, unit condition, facing and whether any ethnic quota restrictions.

Since this is an older flat with balance lease 57 years, suggest not to hold too long if you have plans to move in the next few years. Lease decay issue may potentially accelerate the price drop as your buyer pool gets more limited with restrictions on CPF and loan usage for older properties that can't last them until 95 years old.

The neighborhood transactions shows unit at block 609 going for $380,000 as well on Apr 2023.

Is your unit renovated or original condition? it all affects the price that it can possibly fetch. For example, a newer unit at block 620 only sold for $350,000 in the same month as well.
