...considering to sell HDB and buy landed house in the north area with free hold with a good or value for money low market price, however , I feel that property tax for landed has increase alot in recent few years, how much is the property tax increment? my budget 3 to 4million plus

Hi,

Freehold landed supply in Singapore is scarce and more or less fixed while demand for it will only increase further given our population growth policies, rising incomes, economic growth, renewing infrastructure plans with URA and generally rising prices of various property categories over the years. The price for landed will appreciate even more than the property tax increment so I think its justified. Moreover as owner occupier your property tax is on the lower owner occupier rate.

If you are able to enter now you should take the opportunity to do so, as the entry price may get higher over the years and may get tougher to upgrade next time. Moreover your max loan attainable will go down as loan tenure will go down with age.

The property tax for any unit is decided by the AV of the house, so it will varies greatly depending on the house that you buy. However, the main cost of upkeeping a landed is not the property tax but more of the maintenance of the unit as well as other charges. Property tax has indeed increase, but the main pinch will be felt in those ultra luxury properties, within the CCR especially given their usually higher Annual Value where the property tax is tag on, thus for landed homes in northern sector, the increment felt is definitely not as significant as those in CCR locale. Depending on which northern sector you are looking out for, $4m price range can also get relatively tricky when it comes to choices available. You maybe looking into regions within District 25 and 26 for more choices with this price range.

An inter terrace annual value is about 40k. Between a HDB and a freehold landed property, the landed property is definitely a better option in the long run. Due to the limited land supply in Singapore, landed property perform very well in the long run especially the freehold ones. As for HDB flats, the value is often a function of the balance lease and therefore price tends to depreciate in the long run as the balance lease gets shorter. With a balance of about 4 mil, you will be able to get a decent inter terrace.

Have you made your move? Essentially, property tax for landed homes are still lower than that of a condo, given that its annual value (derived from market rental) is lower than a condo. Furthermore, if you are purchasing for your own stay, this could be a good investment as landed homes have been known to appreciate in their value, especially the last few years. Have seen a landed house in District 15 sold off for $1m more than the purchase price after 4 years and nothing major has been done to the house when the owner purchased, just some simple paint works, while they rent out the property during these 4 years. Are both sellers and buyers using private lawyers? Otherwise you may wish to check if they are able to complete earlier. Most cases where change of completion dates are requested for delay and not move forward, as there are works to be carried out on the backend portion before the completion can take place. You may approach the HDB officer in charge for advise regarding this.
