In a typical resale transaction of a landed home, you will first receive a 1% cheque of the agreed price in your name where you will grant the Option To Purchase to the purchaser upon accepting their offer. You will be able to deposit this cheque into your bank account. Assume that the purchaser exercises the Option To Purchase, the balance amount of funds you will receive will be on the day of final completion (handing of keys) where you will receive the final sales proceeds in cashier's order (Any outstanding loans, CPF returns applicable, legal fees and commissions paid out to the agent will have already been deducted out).
Your next consideration will be who to appoint in marketing your landed home as selling a landed home is very different from other residential property types, especially if the landed property involved is in its original conditions. The various building legislation involved can be a potential deal breaker and there can be misrepresentations invovled in the whole process if the marketing agent is not well versed in these regulations.
