Dear Agents,

I like to ask a question about new lauch private project.
For selling of this new launch project. Is it only full time agent can sell the unit. Whereas, part time agent are not capable of selling this new launch unit.? If yes, why is it so?
If no, why is it so?

Appreciate if you can share your view with regards to my enquiry. Thanks for reading this enquiry.

Hi Johnny,

It is not about part time or full time. Full time usually make it but some part times can do better much many full times when they are focused. Strategies are important also.

    As i promise my mentor, i will not leave the team without seriously consider. I will continue to stay with the team.
    Hope, my mentor will consider part-time RES as the team member. (who know, one day, i might become full time RES and be a strong team member).
    However, if the unfair treatment continue, i will leave the team for good.

Thank you for your query into the world of "Projects". First and foremost, every real estate company has their own approach to Projects which you must be very clear with before you take them on, most likely, they will fall into the following categories:

A) Core Team ONLY
In these approaches, you MUST firstly be in the core team to present and close those projects.

B) "Special People only"
In these arrangements, only the so-called "elite" of the real estate company are allowed to do project sales, hence if you are not within this "group", you will have to co-broke with them as the only way to close a unit in that project.

The most flexible and results orientated approach is for real estate companies that allow ALL their sales persons to sell ALL Projects within their company umbrella irregardless of them being core team or not, AND have an equal chance to sell without favoritism to any so called "elite" group.

Within the above, you might see how you have come to believe that being a part-time agent, you might not be "capable" to sell projects. Which is totally not the case if you are in a company that allow you to do the former.

    I am new RES. So there are alot of things i was not taught in school. So i try to ask question through the property guru. And i am happy that there are people like you and the rest of them, reply to me enquiry.

Currently, there are so many agencies each launching so many new projects. The next 6-9 mths will be new projects galore for any agents who want to participate in.

If you only want to sell project marketed by the agency you are with, clearly your manager have not taught you the right thing to do as an agent. We are all independent business owners or if you prefers "salesperson" under our agency's branding. You market and sell what you think are good properties regardless which agency is marketing it.

In fact, other agency will pay you a higher commission as an external co-broke than they will pay their own agents. Similiarly, your agency will pay you less than what they are going to pay me if I bring a buyer to them.

So, you are concern about the wrong problem here. It's not about "doing new projects", your manager simply have not taught you the basic survival tips of an agent.

For my team, I link them up with Project IC of ERA, Huttons..etc so that they can get 1st hand information on lastest property launches and they can decide which projects they want to "cheong".

The first year of an agent "career" is the most important time. If you learn the wrong things or pick up error thinking, it will be hard to change later.

Do you think you have evaluated your choices of managers before joining the current one? Do you think you have made a wise decision? If not, what makes you think your current decision of "not changing team" is the best decision? Think about it.
