This is very common, and there are plenty of reasons. I will list down some here:

- brand new
- longer lease left
- nicer design/facet
- newer facilities
- cost of construction
- cost of materials

Though a new launch is priced higher, you do need to take note that a resale unit may incur you massive funds on renovation if the unit needs to be revamped. You will have to take into consideration this cost and add it to your purchase price.

Having said that, there are resale condos which are worth to purchase too. You will need further assess into the development you're looking to purchase.
