Dear Agents.

I like to know that is it a common practice for company to take the commission of a "new salesperson" as the rate of 30/70.
-Meaning to say company will take 30% of the commission from this new salesperson.

Also,if a new salesperson is to join a new agency. What factors must He consider on the company he is joining?

The most important thing to a new comer to real estate is to join a division or/and mentor who gives guidance. They should have a system that help newcomer to kick start their career.

Hi Adam,

There are many things you need to consider prior to committing to joining any agencies. Of course, mentorship is 1 of the most important aspect, but do not forget about the rapport you must have with the team or recruiting manager. All newcomers should go through the experience of being a 70/30 commission cut agent, to appreciate the development of your career. The seniors who succeeded did it this way so there must be a reason. To jump start your commission cut above 70/30 is likely but think of the terms and conditions underlying if any.

I am very fortunate to have joined my existing team after making a mistake in joining the first agency without considering and I must say that I have not looked back since. In DTZ, new agent start at 80% (i.e. 80/20) then 85/15 and 90/10. There is no additional cost for new agent training. As such, there is no monetary gain to the manager unless he guide you to close your first deal.

There is no reason for a DTZ manager to recruit a new agent unless he is committed to help the new salesperson to be successful. Which is why, we are usually more selective in our recruitment.

What you should be looking out for is the kind of coaching and mentoring the manager is able to provide to you. Is he or she able to help you grow your real estate business in the targeted area you are interested in.

Many new agents make the common mistakes of joining a friend or relative. Never do that. Make sure you know you can respect the manager you are joining and are able to "click" with him. There must be synergy as it's a long term partnership.

In my team, most of our partners made a mid career switch into real estates. We are family focused and we intend to grow old together. We have very independent producers and we also have team project to support those who prefer to work as a team.
