Dear all,

I need your advice to understand the role of property agent after finding a tenant for the house. I had the issue with my property agent to settle and write an email on my behalf to the tenant after the 3 months of contractual period to sort the issue. She refused and stating that the agent fees (that i paid 3900 SGD for 2 years contract) is only to find the tenant and successful handover the unit. Seems like the agent is cheating me after getting the hefty amount of their service. Tenants agent is still supporting the other side and I am left alone on the other side to settle the issue.Now the agent stopped picking up the phone and responding to my emails.

Any advice on this matter will be very much appreciated.Is there any way to cliam the agent fees back from them?

Afternoon Lalit,

Depending on your prior agreement with your agent, I can only advise based on my practice. Unless with specific side agreement, your servicing agent should assist reasonably, based on situation and issues on the ground. I would not cover errands and chores which is outside the standard practice as salesperson. Hence I would suggest that you look back into your past communication, agreement and TA before bringing the issue up to CASE and CEA accordingly.

Dear Mr Lalit,

In general, your salesperson is not wrong. The service fees you have paid is for securing the tenant and ensure that unit is handed over proper. Any services thereafter will constitute value added services, however if you have prior agreement with the salesperson on the additional services, you have case to bring up as what Mike has indicated.

care to elaborate what issue you have with the tenant that you require your agent to send an email on your behalf ?

every case is subjective. It would help us give you a better explanation if we know what the issue is.

like the first 2 agents' replies, if it is pertaining to the lease, and is not unreasonable, most agents would oblige. Read More

Dear Mr. Kumar,

Your salesperson was right to say that her responsibility ended with the successful introduction of a tenant and handover.

Thereafter, any services rendered with regards to the property is considered property management. This includes but not limited to ensuring that rents are paid on time, repairs if any are arranged on behalf of the landlord etc. Some agents rightfully charge a fee for this service. While others, continue to service as a gesture of goodwill in the hope of getting referrals and/or continued future business.

It is sad that you are left in a lurch.
