Dear guru, I am asking this question on Parc emily.
What is your view on this property?
Based on the past data that i gotten ( might be inaccurate and appreciate in put ) the property has an annual growth of about 2%
The growth does not seem to beat interest rate or most return on fixed income assets eg bonds. I understand that property is for consumption and might not seem to be a correct comparison.
I am just a bit confuse and wonder if it is still a buy as 2 bed room is asking around 2000 - 2100 psf which work out to 2.1 -2.2 bed room
I see risk and challenge on
1) view being block if hotel is build URA master plan and price will drop
2) 2 bedroom at 2 million might not be easy to sell as buyer can buy 3 bedroom with 2 mill
3) thought district 9 this property is at the edge of orchard and closer to little india mrt.
Guru guru please shed light, the pros and the cons and if i should buy. My budget is 2M so 2 bedrooms seems like what i can get…
