Dear guru, I am asking this question on Parc emily.

What is your view on this property?
Based on the past data that i gotten ( might be inaccurate and appreciate in put ) the property has an annual growth of about 2%

The growth does not seem to beat interest rate or most return on fixed income assets eg bonds. I understand that property is for consumption and might not seem to be a correct comparison.

I am just a bit confuse and wonder if it is still a buy as 2 bed room is asking around 2000 - 2100 psf which work out to 2.1 -2.2 bed room

I see risk and challenge on
1) view being block if hotel is build URA master plan and price will drop
2) 2 bedroom at 2 million might not be easy to sell as buyer can buy 3 bedroom with 2 mill
3) thought district 9 this property is at the edge of orchard and closer to little india mrt.

Guru guru please shed light, the pros and the cons and if i should buy. My budget is 2M so 2 bedrooms seems like what i can get…

Hi,

Do you need specifically this location? As sometimes if personal reasons come into play, the weightage of these will outweigh the numbers factors that you have mentioned. The two main factors going for Parc Emily is its central location and proximity to MRT and town, as well as its freehold status, and its relatively affordable entry price in terms of price quantum for D9. However some cons may be its smaller land size, irregular shape plot for the whole condo, as well as proximity to Istana which may make enbloc exit a bit more challenging than the typical condo. There are still vacant land in the vicinity for residential development, which can potentially bring up overall values here, but when it will be released for development is also uncertain. The North South Corridor will also take a few more years to materialize, so it may be a longer time horizon before you see more material price growth, unless there is an upcoming injection of new development plans in this vicinity.

If you like this area, you might want to check out The Collective at Sophia, that is launching soon. It is the former Peace Mansion condo that will be redeveloped.

Just my 2 cents input. It will be ideal to hear more about your thought process before we can assess it is a good fit for your plans.

Hi Sir/Mdm,

Parc Emily may not be the best option if you are looking for projects who can appreciate in the long run. The demand for this project is quite muted and price don't appreciate in tandem with the overall market. This could be due to a poor demand from mass market buyers due to the location.

If your budget is 2 mil, you would be able to find 3 bedroom units in a less central location or other 2 bedroom units who may be able to perform better in the long run.
