Dear Gurus, does having a MRT station nearby (e.g. 5 mins walk) increase the value of HDB flat? I intend to buy a resale HDB next to DTL which will open in 2017, will the property value increase when the line is open? Thank you.

Hi,

Nobody can predict the prices in 5 years time but at least with a future MRT line to open there, chances of the value holding up will be higher. Important thing on getting resale is also the balance lease and nearby amenities. Thanks and hope to understand your requirements further and assist.

Hi,

I would say buying a HDB nearby a MRT station will bring you much convenience. If you have intention to rent, chances of getting tenants are also higher due to the convenience.

However, as for property prices, it boils down to many factors other than location. E.g. government policies, lease remaining, etc. Also depends on the market condition when you sell it.

If you intend to make a hefty profit from the HDB, I would say given the current market situation, it is unlikely or it may be a long wait due to several factors affecting the current market. From past records, prices of HDB near to MRT tends to hold better. But then again, government has plan for 8 in 10 homes to be within 10mins walking distance from an MRT station by 2030. In my opinion, find something that is affordable and suits your family and your needs.

Hi, nobody can predict the property prices in the near future but purchasing a unit near to the mrt will does somehow affect the valuation prices.
