Dear Gurus, i would like to understand:

(i)If it is compulsory for caveat to be lodged for transacted prices of properties so that interested buyers/seller/valuator will be aware on the latest transacated pricing?
(ii) If it is compulsory, whom will usually perform the lodging?
(iii) If it is not compulsory, how would one be able to find out the true pricing?

Hi,

It is not compulsory to lodge a caveat for all property purchases.
Lodging of caveats is usually done voluntarily by purchasers through their lawyers to protect their interest in the property.

I have cases of buyers who do not lodge caveats as they are paying full cash and are able to transfer title deed to their hands after completion.

As for how would one be able to find out the true pricing if the caveats are not lodge, i regret to inform you that I do not have an answer to that.
