By the way, for such unit selling with tenancy, usually the seller’s agent would have negotiated with tenant before on the viewing slot and this clause would need to be stated on the TA too. Else, the existing tenant can refuse any viewing too till the end of the lease.

The buyer actually need not see these documents before making the offer, what he or she requires to do is to state the terms and conditions of offer to match the tenancy details to be part of the offer as well as have a copy of the tenancy agreement once offer is accepted. I have sold a number of units with tenancy before and so far there is no requirement by the prospective buyers to see the tenancy agreement. Is there any concerns for buyers to request to view the agreement?

Hi,

There is no hard and fast rule but since the tenancy terms is one of the determining factors that contribute to the buyer's offer, it is only natural to show the buyer of the stamped TA at the point of offer to purchase and 1% cheque presentation. Otherwise the Buyer may hesitate to proceed further since he/she is not privy to this key information.
