Hi gurus, my wife and I would like to upgrade our condo when our HDB flat meet the MOP in April next year. We are still serving a housing loan. Is the best option for us is to sell the current hdb April next year and move to a temp flat before buying a new condo to avoid the 12% ABSD and drop in LTV to 45%? Thanks

Dear Sir/Mdm,

That is one way to go about it but it's more hassle.
The other way is to concurrently sell and buy. I understand it might sound daunting to sell and buy at the same time, but I am very experienced in doing this and managing the timeline.

In fact, I just assisted 1 client last week with the same thing. I sold their HDB and they concurrently purchased a condo, without having to pay ABSD. Despite it being done concurrently, they will still have about 2 months to get any needed renovations done for their condo and move in before they need to handover their HDB unit.

Dear Sir,

It is recommended to sell first and stay in an interim housing as a way to avoid paying the ABSD,. ABSD is a significant amount and with the lower LTV, it means that you will need to fork out a significant amount of money if you do not want to sell the HDB first.

I have clients who paid the ABSD first and claim back later as they do not want the trouble fo moving. This is possible as well if you have enough funds.

Hi Sir,

Yes, if you require the sale proceeds for your condo purchase, or do not have sufficient funds for downpayment and stamp duties, you will have to sell your flat first before purchase the next condo.

If you're looking to purchase a resale private condo, you can actually plan the Timeline accordingly, so there is no need for you to rent temporary. You can also avoid the hassle of having to shift house more than once.

However, if you're looking to purchase a new launch development that is still building, you might have to rent a place after the sale of your HDB flat.

If you have a valid reason to move, you may also wish to write in to HDB to request for an early waiver of MOP. If you're successful in your appeal, you can fast-forward your upgrading plans.
