Dear Sir/Madam, I like to query how COV is determined by seller? Is it basically on the interior and amount spent on the house decor? As other factors like amenities and location/age of house could have already determined by the valuer on the valuation price.

there is a market price any unit and affected by location.. it also depends on supply and demand...
