I bought a resale HDB 5 rooms flat in year 2013 and we did not have any grant as I'm a PR that time. Now, I have converted to Singaporean and we are going to get our BTO by this year end. However, my spouse is not working since July 2024. Am I eligible for the Enhanced Housing Grant?

Besides, what is the roughly house value for Yung Sheng Road (3rd floor 5-rooms flat)?

Hi, for enhanced housing grant, it is mainly for resale flat, and does not apply for BTO, you can firstly apply for an HFE which will show you the detailed breakdown of the grants as well as the loan amount you can get. As for your house value, it is dependent on the status of your flat but in july, the transactions range from 560k to 596k. Perhaps I can assist you in this journey.

For EHG eligibility, the combined monthly household income should not exceed SGD 9,000. Since you mentioned your spouse isn't working, it might benefit your application depending on your current income.
Regarding your resale HDB at Yung Sheng Road, the value can vary depending on market conditions, the age of the flat, and its condition. As of recent trends, 5-room flats in the Jurong area, including Yung Sheng Road, can range from SGD 550,000 to SGD 650,000 or more. I recommend getting a professional valuation to get a more precise estimate.

Hi,

For enhanced housing grant, both you and spouse need to work continuously for past 12 months, and also be under $9k per month income household. You may want to confirm with the HDB officer whether EHG applies for your case if your BTO application was in 2018, as EHG wasn't announced until Sep 2019, it may not apply retrospectively.

As for your 5-room flat at Taman Jurong, the approx indicative price range should be approx $535k to $582k based on recent comparable 5-room flats in yung sheng road and 01 to 03 level. It also depends on renovation condition, facing, and also any ethnic quota restrictions.

If your key collection is coming soon, this is actually the right time to sell because it takes time to find a buyer and the proceeds will only come back 3 months later in the earliest, which dovetails nicely with your key collection. We also request extension so you have time to do your next house renovation.

I have worked with clients on similar situation and am familiar. Currently also in touch with buyer groups looking at this area.
