As a matter of fact, if a landlord has all the necessary knowledge to do so and has no prior agreement with the salesperson who had previously secured the existing tenant to this place to be paid for during the renewal of lease, the landlord can simply proceed with the renewal. Nevertheless, judging from your question, I suppose you are not very sure about such procedures, therefore it would be advisable as what Aaron has mentioned, to engage a salesperson to take care of the tenancy renewal where your interest will be looked after accordingly.
