Hi, I'm currently looking for a room. But I cannot understand how agent fee is charged so I'm writing this to make sure about agent fee. I just think if I find some rooms what any agents posted and contact to them, will they become my agent and I have to pay agent fee for them? In this case, I spent my time to find the room and I just contact to them. I think they don't do anything for me except for viewing the room for me. They are just posted the room requested by landlords or by themselves. Is there any requirement that I should pay agent fee legally in Singapore?

Moreover, I saw an article about agent fee that one agent is not able to be agents against landlord and tenants at the same time. But, I had experienced that an agent was co-agent between landlord and me. But, since the agent have many colleagues, I saw that the agent called to other agent and came and act as landlord's agent. But I found out later that he is not landlord agent. How I can know the agent is not cheating

Hi, it is very simple... Whenever you call the agent marketing the room as advertised, just tell the agent that you are not paying any commission and if it is fine with him or her. If not, just skip this unit and look for others.

Call the agent and tell him/her that his/her service is not needed and you will be handling all the paperworks on your own and thus you are not paying comm.

But if you doesn't know how to do the paperworks, or doesn't know how to settle any matter when situation arise, then its good that you find a agent to represent you for the deal.

You are right that the listing agent can't represent both landlord and yourself for the same rental room.
