Firstly, seller refuse to give exact move out timing, despite me asking several times. Seller and their agent kept saying "will let you know. My agent kept saying "i will try my best" (we are left with 1 month till handover date)

Secondly, my agent told me seller has some issues. Some of her furniture has no where to move as their new place isn't ready hence need to temporary put in "my" house after handover.

What action can I take?

Is this a private residential property or HDB resale? If you have an agreement to the extension of stay after completion, perhaps you can work on the move out date to be the last day possible and if the sellers still refuse to move, you can involve your lawyer to seek to have them evicted as well as look into claiming damages. For HDB resale property, you may also seek police assistance to the unit to evict the sellers for overstaying from the agreed period.

Hi,

1) Did this extension received approval from the HDB?
2) If you had submitted this extension and received approval from the HDB, you may seek help from the HDB when the seller refuses to move out by the due date.
3) If you didn't submit to the HDB for approval and allowed the extension then you will have to consult with a lawyer on what action you make take.
4) In this case, both of you; buyer and seller had violated the HDB policy on the extension. Buyers should not allow anyone else other than the owner and registered occupier to stay on the premise during MOP. Both the buyers and sellers are subject to fines and penalties from the HDB.
5) My understanding is the police will not handle such a dispute even if you file a police report.
6) Regarding the furniture, the sellers should solve their own problem and not forcefully keep them in your flat. They can always engage in private storage to keep their furniture.
7) You have all the rights to reject such a request.
