For High Park Residences launch, when would it be ready to occupy & what would be the payment schedule like can i just pay the downpayment and book a unit & pay interest for rest of the amount after unit is handed over to me ?

The expected TOP date will be somewhere in 2019 while the payment schedule will base on progressive payment according to different stages of construction.

Hi Mr Raja, High Park Residences should be ready to occupy by 2019. The downpayment of booking a unit will be the initial 5% of cash first, followed by the other 15% (cpf + cash). If you are a local and it is the 1st property, stamp duty payable will be at 3%. Depending on the purchase price, the monthly loan deduction via your cpf should be less than $1000 per month till you collected the key in 2019.

Hi Mr Raja,

For the booking of unit at High Park, 5% cash will be payable. Thereafter, 15% (CPF and/or Cash) will be payable within 8 weeks. This is assuming loan obtained 80%. The bank will disburse the proportionate amounts at the different construction stages via progressive payment ; and you start your monthly installment only after TOP, depending on unit and purchase price.

The TOP is said to be 2019, but typical completion is much earlier. May I ask if you are looking for own stay or investment? I believe the motivation to purchase High Park will be different from own stay purposes and investment. Perhaps if you can share more on your requirements, objectives and budget, I will advise accordingly and propose which unit layout to consider to have an edge with other fellow residents due to preminiumcy. Furthermore, there is no agent fees involved, so my consultation and service comes at no price . So you can take this opportunity to derive some market insights and pricing trend of High Park vs surrounding properties/nearby properties.

cheapest studio for High park would be around $390K plus stamp duty 3+5% for PR, it would cost you around 420K.

For new project, you need to pay
5% booking fee
15% down payment within 8 weeks
3+5% stamp duty within 5-6 weeks

The rest can be via bank loan. Monthly installment will go according to construction stage.

Estimated studio rental in this area should be around $1800-2000 per month, which gives you close to 5% rental yield. It's considered high yield in Singapore context.
