Good day, I have a bto unit which will hit MOP on June 2020. By that period, I should serviced about 80% of the loan. Can I buy a condo on a gross salary of $4k? My intention for the purchase is for rental purposes as I m planning to stay JB onwards. Thank you.

Hi Hairul,

Do you mean you plan to sell the BTO when it reaches MOP? It looks more feasible after selling the BTO as you can use the sale proceeds for the downpayment of the condo and also avoid any extra stamp duties.

Hi there,

It would be better for you to sell off the hdb 1st before buying the condo because if you keep your hdb, your 2nd property loan for the condo will be affected. only able to loan 45% instead of 75% if its the first property

Since your MOP is due only in June 2020, it can be relatively premature to start the plans now as the regulations may have changed by the time June 2020 approaches, and subjective to market elements, pricing and market outlook may have changed too. It is always good to start planning early like what you are doing now. It would be good to sell off your BTO before purchasing your condo. Not only will you get extra cash from the sales proceeds, you also get to avoid extra stamp duties. Furthermore, you can more loan if you are only servicing one property instead of 2. It is a good idea to rent out your condo while you generate passive income. I have clients who adopt a similar strategy. I think it is important to find out whether is it financial feasible for this plan as well as to plan the timeline for the sale and purchase.
