Hello I would like to seek your advise. When i decided to sell
my flat, the agent got me a potential PR buyer and we went thru the 1st
appointment undersigning the clause agree by both parties, if the
billing comes before selling i will bear full the fees.. Like wise goes
to buyer. Knowing this, i have approach my MP to represent on mybehalf
requesting for assistance to get HDB to expedite the billing.
Unfortunately, HDB branch officer reply stated clearly that they cannot
accept any payment because my precint is still pending for billing .
Having this resulted to my buyer deciding to not proceed with the
completion neither did not he go to the lawyer office to settle all the
necessary paymment n paperwork. The buyer will not want to be present on
the actual completion day which is 3 days away.I am not consenting to
cancel this resale process. Because my new house 2nd appoint is already
schedule 10 days later. what should i do now?

What I meant if buyer is confident enough to get a Singapore citizen within a year, he/she can ask for a extended period to go for the option. Hdb will grace them a year to benefit same as singporean but if the permit fail, they needs to pay the same rate as PR. Read More

Hi Nura,

It is pretty tight in your schedule to address this issue. Perhaps you may wish to get in touch with the buyer's agent through your agent. The buyer's agent should have addressed this issue with his/her client regardng the lift upgrading since the resale checklist has been done accordingly and submitted during the 1st appointment. The buyer has to know the consequences for backing out of this transaction.

Perhaps if all else fail, you should contact a lawyer to assist you in this case.

    I strongly believed that my Resale has to proceed. If buyer not happy, should buyer Sued his agent for not doing a good Job? Agent is the one that is so confidently get his Client to signed my house without getting all the correct infomation.

    I am a first timer, I would not know , As the upgrading has been 3 years , all i assume is that it has been paid. Only to know when this when we are going thru the 1st appointment.

    I thought agent is suppose to advise what best for his Client.
