Hi Joseph,

For rental cases, I'd usually advise my landlords not to sign a long term exclusive, especially if the agreement period stretches after the current tenants have moved out.

Contrary to what many agents are practising for rental transactions, where they simply ask the landlords to send them photos to post online and wait for calls, my team will make it a point to visit the apartment to understand more about the apartment, location, amenities on top of going in depth to study the supply and demand of rental in the locale, as well as dive deep into the past transactions to look for the comparable transactions to understand the likely challenges ahead to decide the marketing campaign as well as pricing of unit to put up for rent.

We keep in constant feedback to our landlords on responses from the various efforts and outreach (more than just posting on listing portals) so the landlords are well aware of what is going on to find the right tenant. Most of our units for rent are taken without any lapse in rental period.
