Just to share, some agencies out there can even give you 95/5 the moment you join. You only need to ask yourself this 1 question: is there such thing as free lunch in this world? if yes, what do I have to give up in exchange for it?

Just remember that things happen for a reason, and the 95/5 also happens for a reason.

Going with your 80/20, new agents who joined PropNex starts off with 70/30 for their first $20,000. Hence essentially, you are "losing" $2,000 on your first $20k vs the 80/20 that u are going to join. Only you can have the answer!

Food for thought: I already spent about $1k in the pursuit of my hard-earned RES licence, should I stinge on the $2k, and end-up in an environment where it is going to be detrimental in my growth in this career? Should I join an agency that gives me the fish (where I can survive immediately), or I join someone who can give me a fishing-rod?

In this business, it is not like an employee and employer relationship, where you send in resumes, employers call you for interviews and offer you a job and you can choose the job that gives you highest salary.

In this business, we work our socks off for the commission we get, therefore like what Robbie has indicated, is a matter of business opportunities than the commission split that will make the difference to our business.

If you are more interested in commission split, you can actually look into sole proprietorship by starting your own agency with yourself and get all earnings instead of having commission split.

Put it this way, if I can start you off at 90/10, would you be able to commit to me that you can close deals with $20k commission every month for 6 months if this is a deal you are looking for?

Congratulations on your passing of RES exams.
Every new agents work his way up. I started as 70/30 and worked my way up to the max 90/10 within 2 years. Get promoted along the way.
In this line, before you ask about getting higher split, ask yourself even if an agency can give you 90/10 as a start, can you close deals or not first?
I would suggest, you get a good mentor and under his coaching, you are able to be a consistent agent and close deals every month. Your higher commission split will come.
