May I check how long can a property (private condo) be stuck in the market pls? (Ie a condo in a 2nd floor with a swimming pool facing at the balcony).

Hi,

Its all about the pricing and supply of competition. If your target price is 10% to 20% higher than the recent comparable size facing transaction, definitely the marketing time needed to find the right buyer will be lengthened as buyers will take time to come to terms with the new baseline price high here. If there is a competing unit for sale at the same time, at a higher floor with same attributes but asking for lower price, definitely the buyer will use that as a price anchor to compare and more likely that unit will move first owing to a relatively lower price strategy.

    You could say that because the buyer typically will have some other options in that condo. To price 20% higher than recent transacted there must be some strong reason for the buyer to pay that kind of premium.

    20% of $1.3 is around $200k+?

    So if the price is above that, does it mean difficult to find buyers?
I have seen listings on sale for more than 10 years in this business, it is not about being stuck, but impractical expectations of sellers as compared to the current market. Hi Mr Huang,

Properties usually dont get stuck in the market for too long. If the properties are stuck then it could be that the property was not priced correctly or it also could be that not all marketing angles are covered and therefore you are not able to find a suitable buyer.

Low floor pool facing units do appeal to many buyers and therefore I think you will be able to sell the unit at a good price in a reasonable time.
