Hi all sensei,

As i did not have the min 4 o levels, i went for the wpln test and my wpln certification recently (all level 5 and above).

Currently considering whether to take the CEA certification with the idea of passing the exam and starting off as a part timer first. if it works well, then will fully committed to full time.

My question is, part time can succeed? or not advisable to do part time? I have a family to feed and solely relying on my current salary now. But my current job allows me to move around as i am holding an outdoor sales position.

Can any sensei be kind enough to provide me with advice?

Hi CS,

Whether are you considering making real estate your full time business or not, having the certificate is highly encouraged as a potential fall back. Every professional certification is good as situations may change, and that will mean that having a RES cert can come in very handy during any transition phase too.

In real estate, it does not mean you will succeed if you are full time. I have seen part time realtors doing very well despite having to juggle with their full time employment too. The critical consideration is your time for your family should not be compromised. I am a father of 4 young children too, and I base my business very much around the commitments I have with my family. Having a set of principles and priorities where you can plan your business is the first crucial step in stepping into any form of business, not only real estate.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

You will need to register at the Council for Estate Agencies (CEA) and enrol for the new council course provider & exam, Real Estate Salesperson (RES) (and pass the exam).
REA - The exam for agent keen to set his own agency.
RES - The exam for agent planning to be salesperson.

Then, you may join any agency of your choice.
Check website out: www.cea.gov.sg

Alternatively, if you do not possess 4 ‘O' level passes, you have to take and pass a test, called - WPLN (Workplace Literacy & Numeric skills) conducted by WDA (Workforce Development Agency) before you can register for the RES course, conducted by CEA. Once you've passed RES, you may join any agency of your choice.
