Hi everybody, need some advice here. We had paid option fee (1k) + option to exercise fee (4K) to a HDB resale owner. However, the seller agent did not update on when to submit resale application and just went mia. Before that, he also ask about the unit valuation. What can we do in this situation?

Every DIY buyer risk running into situations that they cannot anticipate and will be at a loss on how to handle the situation, and risk jeopardising the transaction, Worst case scenario will be losing out the monies paid to seller or even risk being sued for missing out on key submission dates and etc. Just last week, I had a call from a buyer who is DIY too, for sudden change of seller mind to require extension of stay after completion of property when the agreement was for vacant possession on completion date. There are countless possible scenarios that are not taught in HDB conducted workshops or online forum to prepare a DIY buyer except for the procedures.

Aaron and Tobby has suggested that you look to contact the agent or the agency the agent is registered with to expedite communications. Alternatively, if you know sellers are occupying the property currently, you may visit personally to sound out the sellers how responsive their agents are when it comes to this transaction if there is still no response from both agent and/or agency.

Hi,

1) Honestly I don't quite understand what the DIY buyers are thinking. This is the 2nd question I come across from a DIY buyer today.
2) I engaged a sales agent and buying agent to assist in my selling of a flat and buying of the current home before I join the trade.
3) The logic is purely simple, every trade has its own specialties and professionalism. It exists for a reason.
4) The selling and buying involve hundreds of thousands or even millions of dollars, it is not a small sum of money to risk with. I always believed that a professional job leaves it to the professionals to deal with.
5) If after multiple attempts of calling and messaging without any response. It is a must for you to contact the agency that this agent is associated with.
6) Insists the KEO of the agency to help trace this agent down and settle the immediate situation.
7) Get the contact number of the buyers to ensure that even if the agent went MIA again, you will still be able to complete the whole transaction.
