Hi, for pte ppty home buyers, any pros n cons to finding a buyer agent to assist in ur home search.

I understand buyer agent is nt supposed to share seller agent comission n accept comission from buyer. But if the agent did a fantastic job and buyer would like to reward the agent in monetary terms, is there any way to go about it..

Yes there are buyers who pay buyer agent commission as they recognize the agent's effort in taking the time to understand the buyer requirements and sieve out properties that will be worth a viewing. This saves substantial time and also potentially savings in price, and also aligns buyer interest with the buyer agent.

Hi,

CEA states that an Agent cannot dual-represent, meaning Agent cannot collect commission from both parties as it will be deemed a conflict of interest.

Having said that, I have Buyers of private property pay me a commission. This has to be conveyed upfront before any deal is reached. In such cases, I will not collect commission from the Seller's Agent.

You may ask, why did the Buyer pay me commission? There are various reasons why a Buyer will pay me commission, and I believe I am doing something right in a way that I had earned the Buyer's recognition.

General practice in SG for private property sale, only seller will pay the commission. The buyer agent will then negotiate with the seller agent the % of the commission to share. Yes, if the buyer willing to pay the commission to his/her agent, then the agent is not suppose to collect the commission again from the seller side.
