It will depend on the balance lease of both HDB as well. If you go with the buying private as 2nd property method, the ABSD of $2mil is $400k, which means a timeline of about 11 to 13 years worth of hdb rental from 1 HDB to recoup this amount. If the HDB does not have a long balance lease left, you may also have to stomach the lease decay depreciation costs over the same period even though the rental income is there. Most owners will cash out the older and less balance lease lower growth property and redeploy the capital to a higher growth potential one to preserve the wealth locked inside property.
The other factor will be the downpayment required for a $2 mil property. Would you need the sale proceeds from HDB to cover this amount? This will also play a role in whether to decide to sell the HDB.
