Hi guys!

Think this might be a repeated question. But i tried to shuffle through some of the Q&A section but no luck.

Me and my wife are PR.
our gross pay is 8250.
we have combine of 40k in our OA account.
My wife will apply for citizenship very soon. though i dnt knw when the gov will give her the citizenship but..

1) If we buy a flat, will we get the housing grant from the government? have there been people's application tat were rejected?

2) looking at our combine monthly salary, how much is the recomandable amount loan we should get? if i cant afford a 600k resale flat then i better target 500k.

3) As this is our first flat. will there be a stamp duty? understand that stamp duty are only targeted at people's 2nd home. no?

Evening Neil,

Both of you are PR hence not eligible for housing grant. Until the day where your wife gets her citizenship, HDB will not dish out any housing grant to you.
The amount of loan thT the bank can grant to you would be based on your credit record. Hence it's tough to say how much you can get. However, I can get my banker to assess your ability to loan. Based on purchased price of $500k and 80% loan, you would need $60k cash, after deducting your $40k CPF.
For purchase of any property, stamp duty is always applicable. Based on $500k purchased price, the stamp duty is $9600. This figure can be paid by CPF or cash.
From the above stated figure, if you are to purchase HDB unit, as PR, the amount of cash you will need is around $72k, excluding COV and salesperson commission.
