Hi, how to differentiate owner agent n tenant agent? The agent who advertise the unit should b owner' or tenant?
So I found a room I contact the agent and the agent can tell me she is represent me whereas owner'agent was her colleague which he is overseas, n not there as representative. Some more says the owner also overseas... Are this market practice? So we can withdraw our offer in this circumstance?

Hi Joanna, most of the units advertisement you seen will be from the landlord agent. So technically, these agents are representing their landlord and will also be collecting commission from him or her. So if you are asked to pay commission, then I suggest you could skip this unit and look for other units then.

    Thanks for the advise, here are what I get:
    Whoever posting the units can represent landlord or tenant because:
    1. as long have another diff says agent to present another parties, they can ask for tenant's agent fees
    2. as long we ask then agent say: "yes tenant to pay" even we are not engage the service of the agent also will apply the rule that both we had accept it
Hi Joanna,

The best way to find out is not through asking us, but rather asking the agent whom you have called if commission is applicable for you. If it is, you decide if you wish to proceed. Especially if unit is really nice and conveniently located. An agent should not be collecting commissions from both landlord and tenant and I am quite sure all practising agents should know this.

You can always DIY and look for landlord agent. The best way is to ask at the first point of contact whether commission is payable.
