Hi, I am 58 yo and a divorcee, just applied a 2 room flexi short lease at Tengah. Like to know how much is the resale levy that I have to pay for a 40 years short lease. Can I use my CPF Retirement Account above BRF to pay for the flat. Thank you for your time.

Have you applied for your HFE? Did you own any subsidised HDB flat before?

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

Hi,

1) The resale levy is based on the previous subsidized flat type and when was it sold.
2) Once the base resale levy is determined based on the factors mentioned in (1), then it will be pro-rated according to the number of leases for the 2-room flexi flat.
3) I would recommend you send your query to the HDB to get an accurate figure via their feedback channel.
https://services2.hdb.gov.sg/webapp/BF12AWFeedback/BF12SFrontController?service=ServiceFeedback&operation=createFeedback

4) For the withdrawal of funds from the RA, you will have to ask the CPF board. Theoretically, it shouldn't be an issue.
5) But from the CPF, it is an appeal to the CPF and they are dealing on a case-by-case basis.
6) This was the main reason I suggest you ask the CPF board.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!

Hope the above answers your main concerns, but if there are more queries, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
