Hi, I am planning to buy a property in SG as my family plan to move here from JB. We are all SPR.
Currently i have a property in JB which i cant sell as my mom is staying with me.
I have SGD145k in my OA and am able to come up with SGD30k-SGD40k in Cash.
Will I be able to get a Private Condo, if I am not able to get around the HDB Overseas Property Rules.

Hi,

With cash + cpf of around 185k, you are looking at a property price of about 660k thereabouts, assuming you can loan 80%. This is due to ABSD payable by SPRs, typical breakdown as follows:
Cash 5%
Cpf 15%
Max bank loan 80%
BSD + legal 3%
ABSD 5%

For a decent studio or 1 bedder median price tag will be est 700k. To be prudent, you need to have est 210K on hand to purchase property est 700k due to ABSD and BSD.

Good morning Arulrajah,

your affordability of a private property is about $660k which you might only be able to purchase a studio or 1 bedder. This might not be suitable for your family.

HDB purchase will be a bigger choice in terms of space.

You should try appealing to HDB to keep your overseas property for your mom's occupation before proceeding further with this purchase.
