Hi, I am PR turning 39 looking to buy condo.
Can I use all my CPF OA to pay for downpayment and stamp duty?
For loan instalment, can I use all CPF OA or need to have at least $20k in OA before I am able to use CPF OA for instalment..

Good morning,

do you currently own any property on hand? Have you speak to any banker in regards to your IPA?

Is this condo purchase your first residential property purchase? If yes, do take that there will be additional buyer's stamp duty (ABSD) applicable as SPR.

Do you intend to buy a resale or brand new condo?

If you wish to purchase a resale condo, you can use CPF to pay for the 20% cash/ cpf downpayment. As for stamp duty, you have to pay in cash first and apply for reimbursement if you have spare CPF OA funds on hand.

And unlike HDB purchase in which you can opt to set aside $20k in OA, you can utilise all your CPF OA funds for loan repayment.

Do share more with me so I will be in a better position to advise or assist you further.

Hi there, Yes you will be able to utilise all your OA for the purchase of our intended purchase. for your finanical aspect, it normally consist of three part, Cash, CPF and also your mortgage. My suggestion would be to do up your financial plan first, getting yourself more familiar with the monthly payment as well as your initial payment schedule. that will form you budget and will also serve as your base to launch your property hunt. Hi,

Yes you can use all your CPF OA for down payment and stamp duty, provided the property balance lease lasts you until 95 years old. Do note ABSD of 5% applies for SPR first purchase. Hi Sir/Mdm,

As you are under the age of 55 years old, you will be able to use all the funds in your CPF OA to pay for the condo. CPF can be used to pay for the 20% down payment and the legal fees. For stamp duty when buying a resale condo, you will need to pay in cash first as the lawyer would not be able to draw out the CPF in time to meet the timeline for the stamp duty payment.

You need not keep any balances in the CPF OA account. You can utilise all the monies.

But, you need to understand not all properties are the same. So, do engage an experienced agent to assist you to purchase that million dollar property. Some properties appreciate faster than the others.

Hi,

1) You are not restricted in utilizing the funds in your CPF OA to buy the first property.
2) You can use whatever you have in your OA to pay for the downpayment and stamp duty.
3) Please take note that although you are allowed to use the CPF funds to pay the stamp duty if you are buying a resale condo you have to pay the stamp duty first and then apply for reimbursement from the CPF.
4) This is because the time needed to receive approval from the CPF is insufficient to pay the stamp duty before the due date.
5) You may pay your monthly mortgage using a combination of CPF funds and cash.
