Hi, i bought a new condo but due to slow market, i can't sell off my current condo . i need to sell off first such that i can pump in the $$ to the new condo.
Question : my agent (different agent that sell me the condo) told me that it is possible to delay the developer for the OTP to a very far date . Even close to TOP date.
Is it true ?? Or he is just bluffing such that he can have a longer lead time to sell my current condo.

Hi,

To defer the OTP to a date few months down the road is unlikely, as Developer will also be incurring opportunity costs. May I know which project you are considering? Also it seems like the current condo you have not held for more than 4 years? If so sellers stamp duty applies.

The marketing salesperson for your existing place cannot be sure that the developer will accept the terms of delaying the exercising date for your purchase. Such conditions should be put forward to discuss when you are tabling your offer. Your option now in terms of delaying the exercising of option could be working together with the developer on how can you do the extension and developer must be agreeable. The next thing to do is to focus in the sale of your property. If there is no exclusive agreement being signed, you may wish to look into working alongside another 1 or 2 more salespersons to leverage on the network available. It is good to take note that it is not in your interest to engage many salespersons concurrently in marketing your property as it creates a negative impression.

Hi, if you are purchasing EC, then it is possible to delay for a long period of time before exercising the S & P. But for private condo, it is very unlikely for developer to allow it. Besides, if you chose to purchase another one now, then your stamp duty will be quite alot and it does not makes sense.
