I've an old but well kept 2 floor Apt about 3000 sq ft at District 11 renting at $6000.00
starting 1 Jan 2020 and ending end 2022. I'm thinking of selling this place and buying another smaller and new Apt in town near the subway. I've budgeted $2 million as a retirement home. Now staying overseas ( over 19 years) but have been returning every year for 2-5 months renting service apt at Orchard Parksuites ( increasing rental to $7000.00 this year). Pl advise to buy a BTO or Private apt.

Good morning,

As you are a private property owner, you need to sell away the private property, wait out 30 months, before you are eligible to apply for new BTO direct from HDB.

For private property or resale HDB purchase there is no issue. Happy to share more on the options available that is within your preferred price range of $2mil.

Hi Sir/Mdm,

If your intention is to buy a BTO flat, then there will be a longer waiting time because you will need to sell off your private apartment first and wait out a 30 months period before you are eligible to apply. Taking into consideration the construction time of at least 4 years, the total waiting time will be close to 7 years provided you manage to get a unit at the first ballot.

Alternatively, you may either purchase a resale HDB or a smaller condo. For resale HDB, you will not be able to rent out the unit in the first 5 years due to the requirement for Minimum Occupation Period. For condo, you may rent it out immediately.

As you own a private property, you have to first sell it off and wait a 30 month period, before you will be eligible to apply for a BTO. However for Resale HDB, there is no 30 month period. You just have to sell your private property, within 6 months of acquiring the HDB.

Alternatively, you could purchase a private property as your retirement home instead. There are many great choices in town, within the $2M range.

I regret to inform you that you're not eligible to apply for a BTO flat as you currently own a private property. You will need to dispose off this property, and then wait out 30 months before you are eligible to apply for the BTO flat.

May I know if your current property is a Freehold property? It would be a good time for you to restructure your property portfolio if you have the intentions to do so.

As you frequently return to Singapore, you may wish to purchase a dual-key unit, where you can stay when you're back, while renting the other portion of the apartment.
