The agent put $2550 asking and after inquired he replied owner wanted $2800.
The agent claimed this is propertyguru marketing technique which I feel very misleading and wasting time. Is this true that it is propertyguru marketing technique which is the common practice in this website?
I tried to give review for this agent but always error.. how to give feedback for this agent?

i saw the listing , the agent put S$ 2,550 /mo
"Starting From" --> this "Starting From" is a FUNCTION / CHOICE the property guru ALLOW TO put , agent also CAN CHOOSE OTHER OPTIONS like (2) negotiable (3) view to offer (4) " leave blank".. ADVICE : For yr case, look for (2), (3), (4) category to REDUCE YOUR FRUSTRATIONS as tenant hunt

summary : in most cases ,final negotiation is up to lister and the tenant/ buyer > after negotiation , you may get higher / lower / same price as AD price . regarding " waste time" > its hard to reason out . if after negotiation time > tenant get a LOWER price > will it be consider " waste time" . at times it is Landlord/ landlord agent complain " waste time " , not just LOOKING from tenant side/ VIEWPOINT,.. For example , AD put $4k and after viewing , the tenant offer only $3k , significant difference , ... but at times there might be a WIN after landlord side counter offer and " meet in the middle" for successful cases , time inj negotiation is still a necessary input as property rental / purchase is designed to be a significant money commitment ,...

It is not uncommon to indicate the starting from price in advertisements. Not all prices indicated in the advertisements are Negotiable, and even if they are, it could also mean negotiated upwards.

I believe if the agent did not indicate that price stated is starting from price, it is indeed misleading to the consumers, but if he has done so and the consumer has failed to capture that, then he cannot be faulted. In fact, I have received multiple similar enquiries too. Perhaps the answer to you could be more tactful.
