Hi, I own a private residential Terrace house and I intend to use it to set up a co-living business. Is there a need to apply for change of use or I can just proceed to set up a company will do. Can I put my property under company asset since I will not be staying in it anymore?

To operate a coliving space, you do not need a special license to start. You will need to comply with all regulations pertaining to the rental of a residential property, meaning maximum capacity of 6 pax at all times in the coliving space, with minimum rental period of 3 months. There is no need to put the property under company asset.

More importantly, are you ready to handle requests put up by the individual tenants as well as managing the different rental periods, make arrangements for the housekeeping, servicing of aircon and etc, as well as handle any potential tenant's dispute during their stay?

If you're planning to rent out your landed house as a co-living space, there's no need to apply for change of use. You will just need to ensure that there's no more than 6 unrelated parties staying in the dwelling at any point in time.

If your plan is to carve out the property and use if as a hostel kind of accommodation where you can house more than 6 pax, I'm afraid this is unlikely to get approved.
