I want to downgrade to HDB from a condo. Can we buy condo again next time.When? Will my spouse be affected by the downgrade? As she is not the owner of the condo.I intend to use her name to buy a condo next time.

Morning Mr. Yeo,

If you are SC, you can purchase resale HDB unit under non-citizen spouse scheme. With that, you can opt to purchase your second property upon fulfilling the MOP requirement. However, if you are thinking of selling the condo while you buy HDB unit under your name and your spouse buy a private property under her name, then it would not be possible.

Speaking based on the current regulation, you and your wife will not be eligible to purchase a private residential property within a period of 5 years (Minimum Occupation Period) from date of taking possession of your HDB. You can explore on how do you want the manner of holding the HDB to be (perhaps you as the only applicant with your wife as an essential occupier and vice versa) such that in the event you would like to purchase a condo in future, you can make use of the 'free' name to purchase without ABSD.

Nevertheless, why are you looking at such hassle of downgrading and purchasing another condo? Perhaps you have a plan in mind which you may wish to share with me in private as we are not alerted to any form of responses here? After understanding your positioning better, perhaps I can provide alternative proposals to your plans?

To be eligible to purchase resale hdb, you need to be buying under joint name basis. Thereafter both of you will need to meet MOP of 5 years before you can purchase another condo.

If you sell your condo and purchase a HDB today, both you and your wife will need to serve the 5-year Minimum Occupation Period (MOP) before either of you can purchase another condo.

Yes, you may downgrade from a condo to HDB. However for resale HDB, you may need to buy under joint names (family scheme) you and your wife. You may need to serve the Minimum Occupation Period of 5 years before you could purchase another private residential property.

Hi Mr Yeo, If both you and your wife are Singapore Resident, there is a way for you to only use one name for the intended HDB and keeping your wife name free for the intended Condo purchase in the future. however, both parties must serve out the MOP of 5 yrs before you are allow to purchase a private property.

You MAY ONLY buy a condo again after the 5 years minimum occupation period for HDB. Both yourself and your wife will be subjected to this 5 years bar as purchasing a HDB requires a family nucleus.
