I was marketing a unit for about 5 months and put all my heart into it. Owner removed 1 agent and still kept me but brought Another agent is marketing the same unit. It is a penthouse u/nit so a bit hard to sell. Still managed to do over 40++ viewings and got 3 offers totally.
Had 1 direct client who liaised with me for 3 weeks after the viewing and got all info from me to whatever questions she had. 3 days before closing the deal she asked her agent to contact me. At first he called saying he doesn’t want any comm. I said I can share 0.5% just to be fair and nice to him as I really want to close this deal now and buyer seemed good. However on the deal closing day cobroke threaten to go with other agent as she’s giving him 1%. Whole offer has been put through other agent and owner is still consulting me knowing everything that happened. What action can I take against cobroke who was so unscrupulous. I’m very devastated I was manipulated so badly. I invested almost $3k in this property and always worked honestly.

Did you check with your manager or leader on how to manage this situation?

I believe that since owner has consulted you about this offer that is being put through to the other agent, you should be able to work something out with the owner to show that you are the direct cause of sale and that the other agent who received the offer are taking advantage of the situation by giving more commission since he did not rightfully earn the commission but taking advantage of the greedy agent who wants more commission which he or she did not serve as well, and have the owner back you in this situation. Since buyer also came to you direct, you can also communicate this ongoing issue to the buyer to get the buyer to give instructions to the agent to go through you only for this deal.

Important consideration here is that all viewings and dealings should be communicated openly with the owner through the marketing process such that owner is aware of your effort and support you in the process. I had a similar experience above too and my owner actually supported me when this cobroke agent who viewed with me offered through another agent, and my owner told the other agent off. Read More
